Co-ownership: what aid for energy renovation?

Co-ownership: why start energy renovation work?
Condominium fees can quickly become very heavy. Maintenance and energy costs are the main causes. To reduce costs, energy renovation remains an effective solution. However, energy renovation work represents an extremely high item of expenditure.

MaPrim’Renov co-ownership of Anah
Like owners of individual houses, co-owners can also claim MaPrim’Renov. This state aid was introduced to replace the CITE (Energy Transition Tax Credit), as well as the Habiter Mieux Copropriété program and has been extended to co-owners since the beginning of 2021. This new system is intended to be more simple. The goal is to encourage condominiums (still too few) to engage in energy renovation . Thus, the grants will be paid the same year the work is carried out, and no longer the following year, as was the case previously.
What are the conditions to be met to benefit from MaPrimeRénov’ Copro?
In order for the MaPrim’Renov aid to be paid to the syndicate of co-owners, the following conditions must be met:
- The condominium must be registered in the national register of condominiums, include 75% of main residences , at least, and have been built more than 15 years ago,
- The work must lead to a significant improvement in energy performance and an energy gain of 35% ,
- The work must be carried out by a company Recognized as Guarantor of the Environment ( RGE ), with project management assistance.
What is MaPrimeRénov’ Copro?
Several funds are involved in this aid for condominiums. With regard to its amount, the premium can cover up to 25% of the total amount of work per dwelling , without exceeding the limit of 3,750 euros per dwelling. Co-owners can benefit from bonuses, depending on the case, namely the thermal sieve bonus and the low-consumption building bonus.
The “Energy sieve exit” bonus
An amount of 500 euros will be allocated in addition to housing leaving categories F and G following energy renovation works.
The BBC low-consumption building bonus
Another bonus of 500 euros will be granted if the work achieves energy label A or B.
The energy bonus for condominiums
Condominiums can also claim the energy bonus (formerly Energy Savings Certificates or CEE). This is aid paid by energy suppliers to support the energy renovation of housing and buildings.
To benefit from the Global Renovation Coup de Pouce, the condominium must carry out two of these categories of work:
- Ventilation,
- Insulation of the building envelope,
- Heating,
- Production of domestic hot water.
To qualify, the following conditions must be met.
- An energy audit must be established before carrying out the work with the TH-CE calculation method ex,
- The works must make it possible to reach the annual conventional consumption of 331 kWh/m² and an energy gain of at least 35% ,
- The greenhouse gas emissions after the energy renovation per m² must be less than or equal to the value before the works.
The zero-rate eco-loan for condominiums
The eco-loan at zero condominium rate, or eco-PTZ also benefits co-owners. The purpose of this financing scheme is to encourage co-owners to start energy renovation work in buildings built more than 2 years before the start of the work.
The co-ownership Eco-PTZ finances the work carried out on the common areas and the common equipment of a building. It also finances work on the private portions, but which benefits the community. It will benefit the syndic of co-ownership if it is a collective eco-PTZ in the name of the syndicate of co-owners. But the eco-PTZ can also be requested individually. The latter can be combined with the collective eco-PTZ .
The co-owners can benefit from an amount of €30,000 per dwelling, provided that the syndicate carries out three work actions.
Aid from local authorities
Local authorities can provide special aid for condominiums carrying out work to reduce energy poverty in a building. The region, department or city can grant significant aid to buildings included in a programmed operation for the improvement of housing or OPAH , or a programmed operation for the thermal improvement of buildings or OPATB .
This aid can be combined with aid from Anah, within the limit of 80% of the overall bill.
Reduced VAT at the rate of 5.5%
As for individuals , energy renovation work on a condominium can give rise to a reduction in VAT. VAT will then be 5.5% instead of 10% for renovation work such as insulation.
Funding for work support
Energy renovation work often requires support. Indeed, the intervention of the professional makes it possible to control all the technical aspects of the construction site.
It is the financing of this support that is offered by the Anah. The co-owners can claim a project management assistance package (AMO), corresponding to 30% of the service , without exceeding 180 euros per dwelling.
